June 4th Public Hearing: Chadds Ford Township Zoning Ordinance & Zoning Map Amendment

Public Notice:  On June 4, 2024, at 5:00 PM at the Chadds Ford Township municipal building at 10 Ring Road, Chadds Ford, PA 19317, the Chadds Ford Township Board of Supervisors will conduct a public hearing and may take action upon an ordinance repealing and restating Chapter 135 of the Code of Chadds Ford Township, containing the Chadds Ford Township Zoning Ordinance (the “Text Amendment”).  The Text Amendment: sets forth its purpose and community development objectives; establishes zoning districts and overlay districts in the Township, setting forth the use, bulk and area regulations and any additional district specific regulations and procedures for each; establishes regulations for wireless communications facilities; establishes regulations for permitting within the floodplain; establishes a historic overlay district and a historical architectural review board to review and give counsel to the Board of Supervisors regarding building activities within the historic overlay district, along with the procedures for such reviews and ultimate decisions on such activities by the Board of Supervisors; establishes regulations and procedures regarding construction activities in areas steep and very steep slopes; regulates signage; establishes off-street parking requirements and regulations; establishes requirements for buffer areas and landscapes; sets forth miscellaneous additional regulations and procedures applicable throughout the Township; establishes the Township’s zoning hearing board and the procedures applicable to matters before it; provides for administrative and enforcement; and sets forth procedures for requests for reasonable accommodations.

 

Immediately following that public hearing, at the same location, the Board of Supervisors will hold a public hearing on and may take action upon an ordinance (the “Map Amendment”) revising the Chadds Ford Township Zoning Map.  The revised map makes the following changes:  combines the existing RM and RA zoning districts into a new district entitled RMA; establishes the areas of the Township that will receive the new LI-1 zoning designation; establishes the areas of the Township that will receive the expanded H zoning designation; establishes the areas of the Township that will receive the CC zoning designation; and establishes the areas of the Township that will receive the MC zoning designation.  Property owners affected by these changes either have or will receive notice of the change affecting their property by mail in addition to the publication of this notice and notice of the change will or has been conspicuously posted in areas that the Township deems sufficient to notify potentially interested citizens of the changes to the affected properties.

 

The public is invited to attend and provide comment.  The Text Amendment and the Map Amendment are accessible through the Township’s website at www.chaddsfordpa.gov and may be viewed in person at the Township’s municipal building at 10 Ring Road, Chadds Ford, PA 19317 during normal business hours, Monday through Thursday from 8:00 AM until 4:00 PM and Friday from 8:00 AM until 12:00 PM, excluding holidays.
