Chadds Ford Tavern Sketch Plan

The Applicant has submitted a Sketch Plan for the potential expansion of parking, which will serve the Chadds Ford Tavern located at 1400 Baltimore Pike. The Applicant has entered into an agreement of sale with the adjacent property owner for the land located at 1392 Baltimore Pike. The proposed Sketch Plan shows two proposals to expand parking. Both proposals for parking encroach areas of steep and very steep slopes, and areas of wetlands.

6 Hickory Lane - Conditional Use

The applicant is requesting a variance from Section 135-144.6.B.(3) to install an inground pool within areas of steep slopes. The applicant submitted a grading permit which then triggered the need for zoning relief and conditional use. However, during the ZHB process, it was determined they no longer need relief for very steep slopes as they are only encroaching steep slopes. The site is a 3.671-acre residential lot located in the R-1 Zoning District.
